What FHA insurance does
FHA insurance can expand access for borrowers who meet agency and lender requirements but may have a smaller down payment or different credit profile than some conventional programs permit. The lender underwrites the borrower and property under FHA rules and any lawful lender overlays.

- The home generally must be the borrower’s principal residence.
- An FHA appraisal evaluates value and minimum property requirements; it is not a substitute for an independent home inspection.
- Upfront and annual mortgage-insurance premiums may apply.

Housing counseling and homeowner support
HUD-approved housing counseling agencies can provide education on buying, budgeting, reverse mortgages and foreclosure avoidance. HUD also maintains resources for existing FHA borrowers, disaster assistance, home repairs and mortgage-insurance-premium refunds.
Compare FHA with alternatives
A lower down payment does not automatically make FHA the least expensive choice. Compare rate, upfront premium, annual mortgage insurance, expected holding period, conventional alternatives and the full cash-to-close calculation.
FHA requirements change through handbook updates, mortgagee letters and program notices. A qualified borrower and eligible property must satisfy the rules in effect for the transaction.
