USDA Single-Family Housing Programs

USDA Rural Development supports affordable housing in eligible rural areas through direct loans, guaranteed loans, repair assistance and community-partner programs.

Direct home loans

Designed for eligible low- and very-low-income applicants. Payment assistance may reduce the effective mortgage payment for a period, and applications are made directly through Rural Development.

Guaranteed loans

Made by approved private lenders for eligible low- and moderate-income households. Qualified transactions may offer 100% financing for an eligible primary residence.

Repair assistance

Loans or grants may help eligible low- and very-low-income homeowners repair, improve or modernize homes in qualifying rural locations.

General eligibility themes

  • The property must be in a USDA-eligible area for the selected program.
  • Household income is compared with limits for the location and household size.
  • The home generally must be modest, safe and used as the primary residence.
  • Credit and repayment ability are evaluated under the applicable program.

Homebuyer program differences

The Direct program is administered by Rural Development and may provide payment assistance; its typical term can be 33 years. The Guaranteed program is delivered through approved lenders and generally uses a 30-year fixed-rate structure. Neither description guarantees that a borrower, property or requested loan amount qualifies.

Homeowner and community programs

USDA also identifies repair loans and grants, disaster assistance, mutual self-help grants, rural housing-site loans and housing-preservation grants. These programs serve different applicants and are not interchangeable with a home-purchase mortgage.
